Unreasonable Gaps & Holes

Draught Stopping Grenada North

Draughts increase the likelihood of less temperature in homes. A humid home is more expensive to heat, which completed jobs in wasting energy and increased bills.

If a draught could be felt through gaps that are too large or holes the area needs to be closed.

What are unreasonable gaps or holes?

If you are able to feel external air entering or the air is clear from a crack or a gap and you are able to feel it, it’s probably a gap or crack that requirements sealing in some way. Cracks or gaps with large gaps must be fixed permanently. Cracks that are greater than 3mm and let air in or out from the home require the sealing. For instance, if an open fireplace isn’t in use it may cause draughts and should be blocked off. Property managers and landlords are responsible for making sure that draughts from the fireplace are removed as far as imaginable.

There is no require to cover up holes or gaps that are part of the building. For example, tiny gaps around windows and doors could be necessary to allow for movement within the building when the household is heated and cools so that they are able to be closed and opened rather than being stuck. We will check the windows and doors as part of our Healthy Homes assessment of your rental property.

Adequate heaters are important to ensure well-being homes

Heating Grenada North

Grenada North rental properties need to have a stable heating source that is able to heat the main or largest living area to at minimum 18degC, even during the most coldest days of the year. This is the recommended minimum indoor temperature recommended by the World Health Organisation for people’s physical health and mental well-being.

The heating source needs to be fixed (i.e. not portable), at least 1.5 kW of heating capacity, and meet the minimum required heating capacity in the living area. The Heating Assessment Tool can be used to determine if the existing installed heater(s) are sufficient or if you’ll require to "top-up" with an additional heater. Open fires and unflued combustion heaters like mobile LPG bottle heaters are not considered to be suitable heating options under those following the Healthy Homes Standard.

If the heating that you provide is electric heating or heat pump it must include the thermostat. This will make your heating more consistent and effective. For the majority of houses, bigger fixed heating devices such as wood burners, heat pumps pellet burners, flued gas heaters are required. In some instances, like small apartments, a smaller fixed electric heater may be sufficient.

If your living space already has a central heating source such as a heat pump, then it might just require an update to meet the standards. Certain kinds of heaters cannot be used to comply with the quality because they’re costly, not cost-effective to run, and/or unhealthy to run.

Ventilation Grenada North

Every living space in a rental house must include at least one open windows or an exterior door to offer natural ventilation. Additionally, areas with high moisture areas such as kitchens and bathrooms must have a suitable venting fan outside to eliminate moisture.

A ventilation standard is all about recognising how dry air is much easier to heat and that a property that is well ventilated will be less prone to developing mould and damp.

Bedrooms, living rooms kitchens, and dining rooms are all considered living spaces. Connecting spaces like the hallway are not considered liveable and are not require an opening window or door.

Each window, door , or skylight requirements to have the ability open to the outside, but remain at an open angle in order to allow ventilation and fresh air air flow.

The bathrooms in all kitchens as well as any other space in your house that houses shower, bath cooker or any other moisture-producing item will need adequate extractor fans which are vented to the outside. The Healthy Homes Assessment service will verify that there is enough air circulation in every living space, including suitable extractor fans for areas that are high in moisture.

Insulation Grenada North

The insulation of the ceiling and underfloor is mandatory to all rental homes since July 1, 2019. All landlords and property managers are required to make sure that the insulation is in line with standards that are in line with the latest standard. In some cases, an existing insulation on the ceiling or in the sub floor space might require to be added or replaced.

A house that is well-insulated will help to control condensation and lower the chance of mould and dampness, and also makes more easy for the house to keep the heat.

Insulation needs to be in compliance with the R-values for your area

The "R" stands for thermal resistance, and it is a measurement of how well the insulation is able to resist heat flow. The more R-value is higher, the more effective the insulation.

  • Zone 1 Zone 1 Auckland & Northland Ceiling R 2.9 and underfloor R 1.3
  • Zone 2 – The rest area of North Island except Taupo and the Central Plateau – ceiling R 2.9 and floor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3 below floor R 1.3

Grenada North Moisture Ingress & Drainage

Keeping your rental property safe from moisture isn’t just about the interior of the building; you have to ensure there is somewhere for surface, rain as well as groundwater to move, and also stop it from getting into the building. When it is damp and moisture, it is typically those concerns that you aren’t aware of that can become a big problem and cause damages to your investment and harming the tenant’s health.

Rental properties need to be equipped with efficient drainage to remove floodwaters, surface water and ground water, including an appropriate outfall or runoff. Making sure that water has a place to go, and also that it can’t linger underneath the buildings is an essential part of making sure your property is dry.

Alongside an irrigation system to stop water ingress, if the property has an enclosed space between your floor and the ground, a ground water barrier must be constructed if it is reasonably practicable to install it.

The ground-moisture barrier generally made of polythene and is laid on top of the ground to prevent any moisture present in the ground from entering the home. It also helps prevent from causing damage to the flooring insulation.
